
Two new major developments to transform Makkah
Khalidiyyah and East Hindawiyah join the wave of transformation, with Ladun, Al-Ayuni and a RIKAZ-led consortium taking the lead.

Khalidiyyah and East Hindawiyah are the latest two areas of Makkah lined up for major transformation.
Following the announcement of six new development sites across the city earlier this week, there is growing clarity on which developers are taking the lead on each one.
We have already covered Masar Gardens, the project spanning Hindawiyah West and Hindawiyah South, led by Umm Al Quraa Development Company and building on the success of Masar.
There are two additional sites neighbouring the Masar Gardens plot that will also be transformed as part of this cycle.
Ladun and Al-Ayuni Investment Companies will lead the transformation of Khalidiyyah, starting with a complete infrastructure revamp and the division of the larger parcel into smaller plots, before selling those plots on to individual developers.
Similarly, the East Hindawiyah plot, sandwiched between Masar Gardens and Jorhom (located behind Jabal Omar), is being transformed by a consortium led by RIKAZ developers, alongside Aljadah and Almajdiah.
At around 235,000 sqm, the East Hindawiyah parcel is noticeably smaller, but its closer proximity to Masjid Al Haram will certainly make it a valuable plot nonetheless.
Following the direction Masar took over the last decade, we will likely see a period of infrastructure development to prepare the parcels for the building work that follows. This covers everything from roads to utilities, and can take years before construction even begins.
If the Masar development is anything to go by, we are looking at a decade before we see any buildings handed over across the parcels awarded this week.
The momentum behind Makkah's development is most certainly present. And the traction from the city's ongoing real estate projects will create the main pipeline of supply for the next few years.
