
3 of Makkah's Biggest Real Estate Projects
Rua Al Haram, Masar and Roshn - the developments set to transform how Makkah is seen, and how it's lived in.

Makkah's real estate scene is changing. And it isn't a minor change - the entire landscape is being transformed. The Makkah we see today will look very different five or ten years from now.
Why? Saudi Arabia is known for the mega-projects taking shape across the Kingdom, from Diriyah to Qiddiya. But how many people actually know what's coming in Makkah? We've pulled together the three largest projects currently breaking ground - the ones that will genuinely change how Makkah is seen, and perhaps more importantly, how Makkah is lived in.
Rua Al Haram
Coming SoonAnnounced in 2025 as the next major development overlooking Masjid Al Haram. Very few properties in Makkah can genuinely claim Haram views. There's the Clock Tower, offering both Kaaba and Haram views, and there's Jabal Omar, which offers Haram views (often partial). So when a development arrives that clearly overlooks the Haram, it's going to reshape the real estate scene.
Whether it will be residential, hotel, or both is still to be announced - but if it follows the path of the Clock Tower and Jabal Omar, expect a mix of the two. Its backing by the Public Investment Fund (PIF) lends a level of credibility that few other developers can bank on. This is one to keep a close eye on.
Masar
Coming SoonWhen it comes to breaking ground, Masar is the project really taking off. Running from the Jabal Omar walkway all the way through to the Haramain rail station, Masar is a 3 km stretch of real estate and pathways that has brought some of Saudi's biggest developers to Makkah.
From Retal to Ramz, the development is broken into plots handled by sub-developers - some of whom are close to completion. Take Arabian Dyar, one of Masar's sub-developers: they're finalising two towers near the Haramain rail station, due for completion at the end of 2026. So this isn't renders and fancy images - units are being sold, and people could be moving in as early as this year.
Designed with visitors in mind, Masar will run its own bus transit system to move people quickly along the corridor to the city's central area - and anyone who has navigated Makkah knows how cumbersome transport can be. Masar Mall is set to be a flagship addition too, bringing retail and F&B to a Makkah food scene that needs it.
And with the non-Saudi real estate ownership law coming into effect in January 2026, expect plenty of foreign investors eyeing Masar - it's one of the few plots coming to light over the next year or two.
Roshn
Coming SoonStepping away from the city's core, Roshn is bringing residential homes to Makkah in a way the city hasn't seen before. To the west, along the Jeddah-Makkah highway, Makkah's first integrated living community is taking shape.
Until now, Makkah has largely offered units sold by small developers in single towers, which limits how much you can really get out of living in them. Develop entire areas instead - as Roshn is doing - and you can integrate schools, mosques, markets and parks all within close reach of one another. You can already see the villas and townhouses going up along the Jeddah-Makkah highway, with completion touted for 2028. Once it's live, living in Makkah will be elevated.
The bigger picture
Three projects, three different fronts: Rua Al Haram redefining the view at the very centre, Masar bridging the Haram to the Haramain station, and Roshn reshaping how people live out west. Few cities anywhere are being rebuilt at this pace, let alone one of this significance.
