Madinah's hotel scene is about to change, 5 hotels driving the shift

Four Seasons, Waldorf Astoria and Fairmont are all on the way to Madinah. Here's our take on Madinah's hotel transformation.

Makkah has always been known as the hospitality hub for hotels. There aren't many cities in the region, let alone globally, that can compete with its volume of hotels.
Madinah has been the quieter market, although that seems to be changing.
Over the past year, operators have committed to Madinah at a pace the city hasn't seen before. Accor, Marriott and IHG have all signed deals bringing their brands to the city of light. Each hotel group is bringing the luxury tier with them for the first time.
What's driving this change?
The first is the major shift in the city's real estate market. From Knowledge Economic City to Rua Al Madinah, the rise of these major developments is creating a wave of rooms that ultimately needs to be absorbed.
The second is scarcity. There's only so much footprint immediately adjacent to Masjid an-Nabawi. So rather than build new, developers are taking older hotels in prime locations and renovating them to bring in the missing premium segment. Take Taiba Front as an example, a prime example of how Hilton is bringing its flagship luxury brand to Madinah through the planned renovation of an existing hotel.
In a market like Madinah, more than others, location matters.
We've captured 5 hotels, each one emblematic of something unique coming to Madinah over the coming years.
1. Standalone category - Four Seasons, 2027

One of the world's most prestigious brands is coming to Madinah, and it's arriving on its own terms rather than inside a developer's masterplan.
There are few hotel brands that can compete with the luxury of Four Seasons, and its quality is about to come to Madinah, uplifting the standard across the city for good. Flagged for opening in 2027, we're not far off seeing an iconic luxury tier player enter Madinah for the first time.
It's located a few minutes walk from Masjid an-Nabawi, which only adds to its attraction.
The visitors residing across its 246 rooms will benefit from its dining options, fitness centre, a tea lounge and a curated selection of retail stores.
2. Rua Al Madinah category - Fairmont, 2028

You're likely familiar with the Makkah Fairmont Clock Tower, well known for offering some of the best views of Masjid al-Haram.
And now the hotel brand is finally bringing itself to Madinah, great news for the Accor loyalty members out there.
It's scheduled to open in 2028 within Rua Al Madinah, Madinah's new PIF-backed flagship development project. The project neighbours Masjid an-Nabawi and Baqi cemetery, and its location is prime real estate.
For the Fairmont in particular, its units are being split across the hospitality and residential segments, with 142 keys and 120 residential units for its branded residence.
Alongside Fairmont, Accor has also signed deals for two other properties: Novotel (328 rooms) and Swissôtel (466 rooms).
Given the proximity of Rua Al Madinah to Masjid an-Nabawi, it's become a favourite across the different hotel groups. Beyond Accor, Marriott have also announced they'll be bringing 8 hotel brands to the development, utilising 4,400 rooms. And with this comes the likes of Ritz-Carlton, to ensure the luxury tiers of the hotel group have a market entry point.
That's a sizeable number of rooms in a single development, all of it within walking distance of Masjid an-Nabawi.
3. Renovation category - Waldorf Astoria, 2028

There are only so many locations directly adjacent to Masjid an-Nabawi. And even fewer are located at the back of the masjid, alongside the main entry point - Taiba Front is one of them.
What we're beginning to see in the market is a shift towards renovation, where developers are seeing an opportunity to take older hospitality buildings and bring in a more premium offering. The best-located buildings in Madinah are the older ones, and the economics now favour renovating them for a premium brand.
This is the play we're seeing with Waldorf Astoria. In an effort to shift towards the high end hospitality segment, Taiba Investments is bringing a luxury tier player to Madinah in an unmatched location.
Waldorf Astoria will see around 300 rooms as it debuts in 2028. It will bring a curated set of culinary restaurants along with its launch, including its renowned Peacock Alley cafe - it seems it's not only Four Seasons that received the tea lounge memo.
4. Mixed-use category - Courtyard by Marriott

One of Madinah's more renowned developments already taking shape, Knowledge Economic City (KEC) is bringing with it an array of hospitality players.
Spread across 5 sub-districts, KEC offers mixed-use developments along the eastern side of Madinah, 10 minutes from Masjid an-Nabawi.
Whilst its residential district, AlAlyaa, is garnering attention with the recent foreign ownership announcement, its new hotel offerings in the Islamic World District (IWD) are also centre stage.
The first phase of the IWD brings over 5,000 keys across multiple hotel groups, including Hilton, IHG's Holiday Inn and Marriott.
Marriott will bring in over 1,200 keys across Courtyard by Marriott, Four Points by Sheraton and Residence Inn.
These aren't Haram-front hotels and they aren't trying to be. For visitors looking to explore the culture and museums of the IWD, these hotels are aptly located, likely attracting those seeking a slightly longer stay away from the crowds of the central zone.
5. Transit category - Crowne Plaza, 2026

The Haramain rail is a key entry point for those coming into Madinah. Its accessibility to Jeddah and Makkah, as well as its role as a gateway to Masjid an-Nabawi, makes it a particularly attractive node.
The Crowne Plaza has placed itself across from the station with a 383 room development. Due to come online later this year in 2026, it's one of the more advanced projects on our list.
Its positioning is unique, and more attractive for the business-minded traveller looking for a place with direct access to the Haramain rail.
What this means for your next visit
Most of this lands between 2027 and 2028. The Crowne Plaza this year is the exception, so it'll be a few years before the full picture arrives.
What changes when it does is choice. Madinah is going from a market where you took what was near the mosque, to one where you pick a hotel based on the kind of trip you're seeking.
For some that may mean enjoying the finest hotel Madinah has to offer. For others, it may mean taking the family to KEC's new Islamic World District for a more varied trip.
